Real Estate and Stock Calculators
These are the five calculators I use while working on the articles. You can replace my sample figures with your own and watch the property value, loan coverage, hotel income, shopping-center value, or stock estimate update.
Choose a model, then change the numbers
Each calculator updates as you type. The sample figures are only a starting point, so replace them with the property or company information you want to test.
Income property valuation
Start with the annual income left after normal property expenses, then choose the cap rate you want to test.
Scenario shortcuts+
Based on $420,000 of annual NOI at a 5.75% cap rate.
Click any row below to use that cap rate.
Use annual NOI and a cap rate to test a possible property value.
Compare the mortgage payment with the income available to pay it.
Build revenue from rooms, rent, occupancy, and operating expenses.
Estimate a stock value from earnings growth, valuation, and the return you require.
A calculator is only as reliable as the numbers entered
A calculator can’t read a lease, inspect a roof, quote an insurance policy, or know what terms a lender will offer. The stock model also depends on estimates for earnings growth and the future P/E ratio, and both can turn out very differently.
I use these tools to compare possible outcomes. Before making a real investment, I would still need the original documents, several different estimates, and advice from qualified professionals.
